Warning signs your home may need a roof replacement

Don’t leave a roof renovation or replacement until it’s too late – your wallet will thank you

Sure, roofs are inanimate objects, but they still might be sending some subtle requests for R & R – restoration and replacement.

Canadian climates can swing from one weather extreme to another in the blink of an eye, and these fluctuations can lead to real wear and tear, on your home roofing system.

Unfortunately, many homeowners don’t realize there’s a problem until it’s too late. Once roofing layers start to deteriorate and water seeps through to the ceiling, damage becomes more extensive and expensive to repair.

Recognizing the early warning signs of roof failure can help avoid major structural damage on your home, mould growth, insulation issues and excessive repair costs. Keep an eye out for the following:

1.     Roof lifespan and warranties

The sands of time can be cruel, especially to a roof facing decades of harsh Canadian elements.

Asphalt shingles are the most common material for homes across the county. They have a lifespan between 15 and 30 years, depending on the installation quality, ventilation and weather exposure.

Don’t leave it to chance - if your roof is approaching that 15-year mark, it may be time to schedule a professional inspection, even if everything appears to be in working order from the ground.

2.     Granules in your gutters

Seeing black, sandy granules when clearing out gutters or downspouts are another early, surefire sign that your shingles are failing.

Those granules protect the roof from UV exposure and harsh weather, and once that protective layer begins wearing out, you can expect rapid deterioration.

3.     Curling, cracked or missing shingles

Shingles that crack, curl, lift, or blow away entirely are another a clear indicator that your home roof is starting to fail.

Missing shingles leave the underlayment exposed, allowing water to seep into the roof structure.

4.     Water stains or leaks inside the home

One moisture seeps through those outer roof layers and in into your home, you may start to notice water stains on ceilings and walls, bubbling paint, attic moisture, or unexplained mould growth.

Left untreated, that moisture can wreak havoc on interior building elements including insulation, drywall, framing and even indoor air quality.

 

5.     Sagging rooflines

A sagging roofline is another indicator of trapped moisture. Once the damage is this extensive, it’s likely that you’re looking at rotting roof decking or other structural weakening.

If parts of your roof appear uneven, call for an inspection ASAP, as these kinds of structural roof issues can quickly become serious safety concerns.

 

6.     Skyrocketing energy bills

Water isn’t the only thing that can leak when your home’s roof needs replacement – heat and conditioned air can also escape, affecting your home’s energy efficiency.

That’s because poor ventilation, hidden moisture, or damaged insulation caused by roof leaks can force your HVAC system to work harder year-round.

If your heating or cooling bills seem unusually high, your roof may be part of the problem.

 

Don’t wait to act on a roof renovation or replacement

One of the biggest roofing mistakes homeowners make is waiting to see dramatic evidence of exterior deterioration or visible signs of interior damage before triggering a home roof renovation.

Early intervention can limit the damage, so your renovation project doesn’t need to become a full-blown roof replacement.

Conducting regular roofing inspections as indicated in warranties, during transitional seasons, or following severe storms can extend your roof’s lifespan and protect your investment – along with your peace of mind.
